GUIDELINES FOR DRAWING RESIDENTIAL GARAGE, CARPORT, OR STORAGE SHED PLANS



These guidelines have been prepared to assist you in drawing plans which are required to be submitted at the time of application for a building permit.

The following plan sheets should be prepared and given to the City Hall receptionist.

Please submit two (2)copies.

1. Plot Plan
2. Floor Plan
3. Typical Wall Section
4. Framing plan
5. Elevation View (front & side)
6. Additional Details (if necessary)

The following are lists of the items that should be shown on the various plan sheets. The illustrations are guides for plan preparation only, to give you basic information on what should be shown on each plan sheet. The illustrations are not necessarily specific code and other ordinance requirements. Each individual site location, the location of the structure on the site and/or size of structure might vary as requirements of the Normandy Zoning Ordinance, the Building Code, and other ordinances dictate, and each will be reviewed considering the specific conditions of the site.

1. PLOT PLAN (see sample sheet 1)

a. indicate size and shape of your lot
b. indicate address and street (or streets if a corner lot)
c. indicate alley location (if applicable)
d. indicate size and location of existing house and other buildings
e. indicate size and location of proposed garage, carport, or storage shed
f. indicate distance between the proposed structure and each of the property lines
g. indicate distance between garage and house

2. FLOOR PLAN (see sample sheet 2)

a. indicate length and width of proposed structure
b. indicate man-sized door, over-head door(s), and window locations and size of each

3. TYPICAL WALL SECTION (see sample sheets 3.4 & 5)

a. indicate size of footing

b. indicate depth of footing below grade line

c. indicate type and width of foundation wall and height above grade

d. indicate thickness of concrete floor slab

e. indicate size of top/bottom of sill plate

f. indicate type, size and spacing of anchors to foundation wall

g. indicate size and spacing of wood studs unless masonry structure is proposed

h. indicate type of exterior wall sheathing and siding (NOTE: walls of all garages less than 3'-O" from the side property lines are required to have a lhour fire rating)

I. indicate size and spacing of ties

j. indicate height from floor to ceiling

k. indicate size and spacing of roof rafters (if truss is proposed, submit manufacturer's design specification and criteria to the Building Inspector prior to installation of any trusses)

l. indicate type of roof sheathing and roofing material and slope of roof

m. indicate gutter placement

4. FRAMING PLAN

a. indicate length and width of proposed structure
b. indicate location and spacing of post supports
c. indicate size and spacing of rafters
d. indicate size of beams supporting rafters

5. ELEVATIONS (a drawing of each side is required)(see sample sheets 6,7,8 & 9)

a. indicate grade line and show depth of foundation and footing below grade

b. indicate width and height of elevation

c. indicate the location and size of all doors and/or windows

d. indicate size of lintel above all doors and/or windows

6. ADDITIONAL DETAILS

Indicate whatever information is necessary to show how your proposal will be constructed

GENERAL NOTES

a. All residential garage3, carports and storage sheds must be located at least five (5) feet from the side and rear property lines. Additional zoning requirements may
also apply; check with the Building Inspector before preparing building plans.

b. Plans for garages and carports and storage sheds 100 square feet or larger in floor area must be approved by the Design & Review Board prior to issuance of a building permit.

GENERAL GARAGE NOTES

a. Gutters and downspouts are required on all garages.

b. For use of pre-fab trusses submit truss specification sheets, sealed by a Missouri registered engineer, to the Building Inspector prior to installation. Specification sheets must be specific and correspond to actual trusses used - any truss modifications requires submittal of revised sealed specification sheets.

c. All walls, regardless of garage size, closer than three (3) feet from interior property lines must be one (1) hour minimum fire rated.

d. Fire rating on walls are usually obtained by use of masonry/brick or 5/8 inch (Type X) fire rated gypsum board on both sides of stud.

GENERAL STORAGE SHED NOTES

a. Storage sheds less than 100 square feet in area shall be securely anchored to prevent overturning. Show anchoring plan.

b. Storage sheds 100 square feet or larger must be built using the normal foundation construction required by the Building Code.

c. A residential storage shed shall not exceed 250 square feet in gross floor area nor
- exceed twelve (12) feet in height (Normandy City Code Sect. 9O4.03.3g)
